Job Description
Asset Manager/Portfolio Management/Portfolio Oversight - Irving, TX
Basic Function • Review, analyze, negotiate, process and close assumption, modification, waiver and consent requests from Borrowers and/or equity partners on non-specially serviced assets pursuant to applicable servicing agreements, partnership agreements and loan document terms and conditions. • Review, analyze, negotiate, process and close loan maturity extension requests from Borrowers on non-specially serviced and specially serviced assets pursuant to applicable servicing agreements. • Prepare a written Case Plan and recommendation for presentation to senior management for each transactional request processed.
Primary Duties • Thoroughly review, analyze and process consent requests for non-specially serviced assets and specially serviced assets the asset manager will be required to underwrite the request and make a recommendation for action based on their own judgment and results of their analysis. Coordinate the approval process with internal management and, if applicable, with outside third parties including, but not limited to, rating agencies, lenders, special servicers, and other Certificateholders • Diligently perform duties in an efficient and professional manner while effectively handling an increasing volume of assignments • Participate in meetings and conference calls with borrowers, clients, servicers, and third party associates as it relates to the consent process for non-specially serviced assets and specially serviced assets. • Assist the Asset Management department in meeting or exceeding budgeted consent fee income for both specially serviced and non-specially serviced assets • Develop a thorough understanding of the Company’s Policies and Practices and ensure such guidelines are consistently met • Routinely review servicing agreements, Agency Guidelines, etc. to ensure such documents are adhered to • Work with the Primary Servicing, Surveillance, Due Diligence and other internal groups to gather and share information and coordinate with the Accounting group to reconcile the receipts of fees and payment of expenses • Consult with in-house legal counsel to use as a resource for asset management and transactional issues • Actively increase knowledge and understanding of CMBS, CDO, commercial real estate, affordable housing, Agency and market/industry issues • Continually update and maintain accuracy in the database utilized for tracking the assumption, modification, waiver and consent transactions received • Improve, develop and implement organizational and administrative processes/procedures to manage the portfolio of non-specially serviced asset and specially serviced consent requests.
Experience Required: Commercial real estate practices legal documentation for commercial real estate loans Commercial Mortgage Backed Securities industry. Optional but Preferred: Affordable Housing and Agency transactional experience. Minimum of 5 years of experience in CMBS industry, real estate lending or related fields

Education A four (4) year college degree is required - Bachelor of Science or Arts.
